A deposit is required to secure your reservation at Beach House One, and the final balance is due 21 days prior to arrival.

Tenancy Terms and Conditions:
This agreement is made on the date of submission of this form, and is between S. Coates of 24 Blackbutt Avenue Lugarno NSW as Landlord and you as Tenant in relation to the holiday booking of Beach House One, 1/6A Surf Circle, Tura Beach NSW for the dates as confirmed by our booking confirmation advice.
Deposit
Your booking will not be secured until receipt of the requested booking Deposit.
Final Payment
Full payment of the rental charge including a $200 Refundable Bond is required 21 days prior to the commencement of tenancy.
Bond
A fully refundable bond of $200 will be held until 7 days after the completion of your tenancy and refunded in full less any deductions for breakages/damage/abnormal cleaning costs/telephone call costs.
Cancellations
The following fees may apply to bookings cancelled within:
3 months of occupancy date - 25% of deposit
2 months of occupancy date - 50% of deposit
1 month of occupancy date - 100% of deposit
An administration fee of $25 will apply to all cancellations
We suggest you obtain travel insurance in order to protect yourself from unforseen circumstances that may arise.

Key Collection
Arrangements for key collection will be advised after final payment is received.
Arrival & Departure
Normal arrival time is after 2pm and departure time by 10am, unless other arrangements have been agreed to in advance
Number of Guests
Only the number of people booked for can be accommodated, and any increase in numbers without prior approval will lead to termination of tenancy with no refund of any unused portion. The property may not be sublet under any circumstances.
Linen
Towels, sheets and pillowslips are provided for the number of guests booked.
Noise
Beach House One is located in a quiet residential neighbourhood and rowdy inconsiderate behaviour cannot be allowed. Rowdy behaviour and mistreatment of the property will lead to eviction and loss of moneys paid.

A phone is available for incoming and outgoing calls. All call costs will be additional to the tariff charged and will be deducted from the Bond return. Charges are at the standard Telstra rate.
Internet
Wireless Broadband is available and is charged at the rate of $10 per week with a data allowance of 1gb. Additional data is charged at $10 per gb. Contact the owner to arrange WiFi access.
Pets
Pets are not permitted on the grounds or inside Beach House One.
No Smoking
We ask that you respect other users of the property and adhere to our policy of no smoking inside the house
Damage
Any damage or breakages are to be notified to the landlord and paid for by the Tenant
Personal Property
We accept no resposibility for your personal property during your tenancy, and will endeavour to return any personal effects left behind if you can advise us as soon as possible
Our Committment
The description of the property is made in good faith and all photographs used to show the property are valid and recent. The property is maintained to the highest standards, but if you should find something not working correctly we ask that you advise us as soon as possible so the matter can be rectified.
